Trooper is not a law firm or planning consultancy. District plan rules, Resource Management Act overlays and qualifying matters change, and how they apply to a specific site is a judgement call. The final say sits with the relevant local council or a Resource Management Act–qualified planner.

Any market signals or figures we surface are derived from public data and the inputs you supply. They are not a registered valuation, a mortgage offer, a credit decision or an investment recommendation. Not a building or resource consent

Nothing in a Trooper report substitutes for a Resource Consent, Building Consent, Project Information Memorandum (PIM) or Land Information Memorandum (LIM). Any indicative figure must be confirmed with a designer and the relevant council before you act on it.

Data accuracy and limits

We synthesise public data from sources such as Land Information New Zealand (LINZ) — parcel boundaries, building outlines and titles — and local council district plans — zones, overlays, qualifying matters and hazards. These sources can lag the real world: a recently consented build, a subdivision in progress, or an updated overlay may not yet appear in the data we read. Where it is available, we show the source and the date each externally-sourced fact was obtained.

No warranty of outcome

Trooper does not guarantee that any consent will be granted, any sale price will be realised, any rental income will be achieved, or any development project will be feasible. Property outcomes depend on factors well beyond what any data set can capture — neighbour submissions, ground conditions, market timing, build quality and council discretion among them.

You agree to verify any finding that matters to you with the relevant authority or qualified professional before you design, build, buy, sell, borrow or otherwise commit to a decision. To the extent permitted by law, Trooper is not liable for any loss arising from reliance on a report.
